Vice President of Commercial Development
Bruce Simon has been with Eastern Properties since 1987 serving as the Vice President of Commercial Development. In his capacity, he has been responsible for the development of over one million square feet of office, pharmaceutical laboratory space including cGmp, pilot plants, and FDA approved clean rooms. Mr. Simon’s engineering background has enabled him to achieve an expertise in the design of pharmaceutical and biotechnical facilities. He is our onsite expert and “value engineers” all projects achieving pricing well below competitors with unsurpassed quality. He understands the goals of our tenants and navigates the design and construction process to minimize outlay of cost and minimization of the construction schedule without compromising on the final product. His value engineering efforts have saved tenants well over $10 million in construction costs on projects totaling almost $75 million.
Prior to joining Eastern Properties, Mr. Simon was a Project Manager with Olympia & York Development Company assigned to the American Express and Merrill Lynch Buildings at the World Financial Center project at Battery Park City in New York. He has worked on assignments all over the world including the Middle East and Europe.
Mr. Simon achieved high honors and was elected to the National Mechanical Engineers Honors Society at Newark College of Engineering where he received a B.S.M.E and an M.S.M.E.
Moshe Rubin joined Eastern Properties in 2007 and is the controller for the company’s 1.3 million square feet of commercial property in addition to several other real estate holdings. His responsibilities include daily cash management, financial reporting and all payable and receivable functions. In addition, he manages the payroll and acts as a human resource administrator. He provides budget and forecast assumptions and makes recommendations to enhance business operations. He manages corporate insurance policies and related annual audits. He prepares annual CAM costs and support for budget and forecast assumptions. He interacts daily with the president and CFO and is an invaluable asset to keep Eastern Properties running smoothly.
Prior to joining Eastern Properties, Mr. Rubin was a managing partner in ANF Financial, Inc. where he managed $15 million of real estate transactions. In addition, he analyzed financial statements, raised capital, and recruited investors for formulation of real estate syndicates.
Mr. Rubin received his BA degree from Beth Medrash Govoha and Masters of Science of Accounting from Fairleigh Dickinson University with high honors.
Vice President of Property Management
Bob Acosta joined Eastern Properties in 1985 and is responsible for property management operations for their 1.3 million square feet of office and laboratory complexes located in both Cranbury and South Brunswick Townships in Middlesex County, New Jersey. Mr. Acosta oversees both maintenance and construction related projects of both Cedar Brook Corporate Center and Eastpark at 8A. He is an extremely knowledgeable, well-regarded professional and he and his team has been instrumental in keeping tenants satisfied.
